          INVENTORY

          A comprehensive inventory agreed upon by tenants within seven days.

          A well organised and accurate inventory supports Landlords in guarding their investments. A detailed and precise inventory means Landlords can be secure in the knowledge that their property and its contents are protected from damage. Once an inventory is sent out to the tenants they have seven days within which to look around the property and make sure that they agree with the contents of the inventory.

          CHECK IN

          Professionalism and piece of mind for you and your tenant.

          On moving day your tenant will be met by one of our inventory clerks who will make a list of everything in the property, all its rooms, including fixtures and fittings, such as radiators, lights, furniture, decoration and flooring and the condition that all of these things are in. A record of the condition and cleanliness of the property is also recorded at this time and can be signed off and agreed by the tenants.

          CHECK OUT

          A full check out document with high-quality photography.

          At the end of the tenancy we will use the original inventory to cross reference the condition of the property, fixtures and fittings at the end of tenancy compared to the beginning. A full check out document will be provided with a list of condition and recommendations as to who the responsibility lies with to make good or whether it may be fair wear and tear. All recommendations will be supported by full colour photographs.

          Reassurance with mid tenancy inspections.

          We offer mid tenancy property inspections where our clerks can arrange via tenants to visit the property in order to check that the property is being maintained in a tenant like manner and to highlight any potential maintenance issues that would then be reported back to the agent or landlord.

          Separation and divorce settlements sometimes require an inventory that lists all of the homes assets.
